inspection group specializing in building envelope technologies, providing
services to property owners, architects and construction managers. The
firm provides its services at all stages of construction: from conception
to completion. In addition, we conduct investigations and evaluations
of building envelopes on existing structures. In New York City, we also
specialize in conducting on-site Controlled Inspection and Local Law 11
service required by law.
Curtain Wall and Window Consultancy Services
New Construction
- Assist the Architect in developing a schematic design for the exterior wall
- Review contract documents, shop drawings, and test procedures
- Attend erection and testing of mock-up at test laboratories or fabrication facilities
- Review quality assurance programs used by subcontractors and vendors
- Communicate with Owner and Construction Management Company on progress
- Prepare punch lists indicating deviations from shop drawings
- Inspect to verify compliance with approved drawings, specifications and standards
- In Situ testing: air infiltration, water infiltration, in accordance with industry ASTM standards; mechanical load testing and fiber-optic endoscope
Remedial Work and Window Replacement in Existing Structures
- Evaluate condition and/or failure of exterior walls
- Conduct tests and probes to find source of air and water leakage
- Prepare specifications for window replacement and masonry restoration
- Assist in submitting required documents to the Department of Buildings
- Conduct Local Law 11 inspections, sign-offs, filings, etc.
- Assist in acquiring D.O.B., D.O.T., Landmarks Commission permits and approvals
- Prepare bid packages for remedial work and assist in bidding process
- Participate in property management and Co-op/Condominium board meetings
- Monitor remedial work
- Prepare documentation and serve as expert witness for arbitration and litigation
- Review Design Development and Contract Document
Roofing & Waterproofing Consultancy Services
New Construction
- Analyze choice of primary membrane/insulation/deck system, proper accommodation of roof level installations, perimeter constructions, etc.
- Review for code compliance
- Review and coordinate Contract Documents
- Review Contractor Submittals and Shop Drawings
- Monitor jobs in progress, interim reports, warranty coordination, etc.
- Track contractor invoicing
- Report on conditions requiring installation modifications; coordinate with manufacturers to protect warranty status
- Prepare punch lists
- Coordinate with manufacturers to ensure issuance of all required warranties
Repairs and Retrofit
- Investigate the cause(s) of air or water infiltration
- Assist in submitting required documents to the Department of Buildings
- Conduct Local Law 11 inspections, sign-offs, filings, etc.
- Assist with the acquisition of D.O.B., D.O.T., Landmarks Commission permits and approvals
- Assist with bidding process
- Participate in property management and Co-op/Condominium board meetings
- Review shop drawings and samples
- Monitor jobs in progress, interim reports, warranty coordination, etc.
- Prepare final report, including necessary future work and periodic maintenance inspections.
